Colorado Jobs Up, Unemployment Rate Down to 8.8%: The unemployment rate in Colorado fell to 8.8 percent in April from 9.2 percent in March, and the state’s employers added 2,200 jobs during the month, according to a report released on May 20th by the Colorado Department of Labor and Employment. read more here

Denver to Be No. 5 in Summer Visitors: Denver will be the fifth-most-visited destination of U.S. travelers this summer, according to projections compiled by travel website Orbitz.com.  read more here

Chase Bank to Hire 100 in Denver: Chase Bank plans to hire nearly 100 new employees, including 50 personal bankers. read more here

Hotel Teatro Among Best Hotels in World: Denver’s Hotel Teatro is among the top 10 hotels in the world on Expedia.com’s new Insiders’ Select list, which is based on quality and value instead of on pure luxury. read more here

Vestas Lands Order for 34 Colo.-Built Turbines: Vestas Wind Systems has landed another big order for wind turbines, this time for a California wind farm. The blades will be made at Vestas’ Windsor plant and the towers at the company’s plant in Pueblo. read more here

Another Big Drop in Colorado Foreclosure Filings: Colorado officials reported another sharp decline in new foreclosure filings in April for the state’s urban areas from the previous year. read more here

Colorado 5th for income growth over last 50 years: Colorado is fifth among the 50 states for average annual income growth over the last half-century, according to a new analysis of U.S. Bureau of Economic Analysis data.    read more here

Colorado Springs Rated Great for Grads: As soon as you pull off that mortarboard, college grads, head to Colorado Springs. That seems to be the advice of Kiplinger, which has included the Springs among its latest set of “10 Great Cities for College Grads.” read more here

Denver Real Estate – Market Statistics for May 2011

The Denver real estate market shows a year-over-year 2.3% increase in the average sold price in homes for the month of May.  The average sold price for Denver condos also rose a modest 1.6% when comparing this May from May of 2010.

Interestingly, the number of active single family properties and condos in Denver dropped from the previous May by 14.5% and 22.9% respectively.  Less competition in the Denver real estate market presents an opportunity for potential sellers to enter the market.

Denver Real Estate – Market Stats for March

The Denver real estate market’s year-over-year prices for residential single family properties showed a minor decrease of 0.4%.  Prices in the same category for Denver condominiums fared slightly better, showing an increase of 1.3%. Both numbers are based on averages.  Considering the tax credit was still in play a year ago, this is reason for guarded optimism. Denver Real Estate – Market Snapshot for February

At first glance, the Denver housing statistics appear to be rather lackluster for the month of February in comparison to a year earlier (see Denver Market Stats for February 2010.)

When taken into context of the larger picture, it actually paints a less dire portrait of what’s happening in Denver residential real estate.

February year-over-year closings were down by 7.5% while the average sold price decreased by 1.8% from $269,688 to $265,277 during the same period.

Considering the unemployment numbers, the absence of the federal tax credit that was in play last year at this time, and the considerable number of sellers who would like to move and are unable due to negative equity in their homes – it could have been a lot worse.

Denver Real Estate Market Update for November

Denver real estate remained fairly uneventful for the month of November.  The following graph tells the year-over-year story of an increase in days on market and a decrease in overall closed sales of both residential and condos/townhomes.  Last year at this time, first-time buyers were scooping up properties under $300,000 so as to take advantage of the tax credit, thus producing more favorable numbers than this year.  The silver lining – both residential and condos had an uptick in price from last November.
