Search Denver Homes by Walk Score

As Denver was recently named the “Least Obese State in the US” by Trust for America’s Health, it is no wonder that buyers enjoy searching for Denver homes according to the “walkability” or walk score of a neighborhood.

According to the www.walkscore.com site, they have created an algorithm “to measure the walkability of an address” on a scale of 0-100.  Any score above 90 is deemed a “Walker’s Paradise” while any score below 24 is regarded as “Car-Dependent”.

The walkscore.com site lists the following 10 neighborhoods as Denver’s most walkable:

1. Lodo

2. Golden Triangle

3. Capitol Hill

4. Cherry Creek

5. Baker

6. Alamo Placita

7. Five Points

8. City Park

9. Highland

10. University

Diverse Solutions has incorporated the walk score home search feature into the Denver MLS/IDX solution that I use for my Denver Relocation Broker web site.

Here are two ways to search for Denver homes based on the neighborhood or property addresses walk score:

Go to: http://www.denverrelocationbroker.com/neighborhoods and select any of the 41 Denver neighborhood descriptions.  Scroll to the bottom of the screen of your favorite neighborhood and you will get an overall view of what local shopping, theaters, restaurants… are available.  Here is an example of the Baker neighborhood:

Or, search a Denver home specifically by the walk score index. In the following example, I went to http://www.denverrelocationbroker.com/home-search and entered Baker (a neighborhood south of Denver) in the top search criteria.

Next, I entered a “70” in the walk score field on the bottom left of the search criteria knowing that this will select homes with a minimum walk score of “70”.

This pulled up a number of homes and I selected this home as an example:

The  official site states the walk score isn’t exactly bullet-proof and they are continuing to improve the patented algorithm.  That said – it is still a fun tool to add to the repertoire of ways to search for Denver homes.
